If the real estate market has slowed since you listed your home six weeks ago (and it has), the comparable recent home sales you used to set your listing price may be out of date. Consider reducing your price by as much as 10 percent; that is a strong signal to other real estate professionals that you are motivated to sell. If you still have no takers after four to six weeks, you may have to cut your price again.
Have A Strategy Meeting

Good Friday Shopping Deals In Morristown Real Estate

Are The Old Line Real Estate Brokers Charging Their Realtors Too Much??
So on to my story:
Do some of the big brokerages of the Real Estate Brokerage World have a good deal to offer you??
Recently I switched Real Estate Brokerages. I was a Keller Williams Realtor, but decided for many reasons, that Keller Williams was just not working out for me. So I interviewed several of the large real estate companies with offices in Morristown Nj and Madison Nj, and here is what I found.
Coldwell Banker: was only willing to offer a 47% split to start as Agent Realtor but claimed the following benefits
They would pay the postage on 400 pieces of mail per month for 1 year (This amounts to $1248 yearly)
They would pay for my signs (My Signs ended up costing me $200)
They would put my listings in the newspaper with their add (I give this no value)
They would pay for Realtor.com upgrade. (cost $275 per year, value ????)
Weichert: was only willing to offer a 50% split to start as Agent Realtor also claimed the following benefits
They would pay the postage on 500 pieces of mail per month for 1 year (This amounts to $1560 yearly)
They would pay for my signs (My Signs ended up costing me $200)
They would put my listings in the newspaper with their add (I give this no value)
They would pay for Realtor.com upgrade. (cost $275 per year, value ????)
Prudential: I did not interview as what they had to say on the phone sounded like what I had already heard.
RE/MAX, offered to pay no advertising but offered a much better split if I wanted to go the split direction or I could go with a monthly desk fee and keep 94% of the commissions I earn.
It seems to me that the so called free company advertising with the big boys comes at a huge cost once you start doing more than one deal a year. I fully intend to be doing more than 1 deal a month so you can see how poor the free advertising deal looks to me.

Realtor.com out of date
A friend of mine, Eric Blackwell inspired this rant I am calling a blog post with his blog about how Realtor.com can save themselves.
Realtor.com has been running their website as if it is 1999 ever since it was 1999. No real improvements, Just price increase after price increase all the while delivering fewer and fewer actual leads as each year goes buy. Because of the way many of the technologically inept Realtors in many areas run their internet advertising Realtor.com has been able to hold on with their very outdated and just plain bad product. The home selling consumer expects all of us to have their house fetured on Realtor.com so we are forced to pay Realtor.com's exorbitant prices even though for most of us it does not generate any actual home buyer or seller leads.
In Summit New Jersey and all of Union County New Jersey Realtor.com is totally expected by home sellers, but when I actually survey home buyers who come to open houses and home buyers that I have worked with in general very few of them report that they used Realtor.com before they met me. Of course once I start working with home buyers, I direct them to my website which has a much better home search feature than Realtor.com and it makes it very easy for the home buyer to do what they need to in their research of homes, towns, and areas.
Basically what I am saying is Realtor.com change drastically or your days are numbered!!

What disasters will your homeowners insurance cover
What disasters will your homeowners insurance cover. You might be shocked at what is not covered.
The National Association of Insurance Commissioners (NAIC) conducted a poll of some 700 homeowners. The results showed that 51% thought there home would be covered in the event of the main water supply line to their home breaking and flooding their home. Nope sorry that is not covered by your typical homeowners insurance. 35% of the homeowners surveyed thought that normal homeowners insurance would cover in the event of a earthquake.
Though earthquakes are usually thought of as being especially destructive, fortunately here in New Jersey we don't have the earthquakes. Floods on the other hand are especially bad. According to (NAIC) 90% of natural disasters are accompanied by some form of flooding, and unless you have purchased a flood insurance policy you likely are out of luck.
Your standard homeowners insurance policy will pay to rebuild, repair, & replace homes and personal belongings contained in them, if they are destroyed by, Fire, Hail, Lightning, & Hurricanes, but not Floods.
Worried about potential flood damage in the future, Check into getting a flood insurance policy.

Madison New Jersey had 15 homes transfer to their new owners in the month of September 2007. Not a bad number considering all the New Media hype about not buying a house and all the hype about the home mortgage industry problems.

The truth is that if you have decent credit you can get a mortgage, but you have to remember, mortgage rates continue to go up. So if you are sitting on the fence wondering if home prices will continue to come down, you have to take Mortgage Rates into the equation as well. If a home comes down another percent or two and mortgage rates go up another percent or so, are you really much better off waiting to buy your next home.
A even more stark example, if you have a growing family and will need more space but you currently own a home, understand you have to sell your current home most likely. Lower priced home prices have remained stronger than mid and upper priced homes, but if the Real Estate Market here in Northern New Jersey continues to stay week, lower priced home prices may begin to soften as well.
