A Warm New Jersey Christmas Wish To You

Here's wishing everyone a Marry Christmas and a happy New Year.

2007 has been a ruff year for those trying to sell New Jersey real estate the old fashioned way. Hiring a New Jersey Realtor because they know the person or are related to him or her rather than because the New Jersey Realtor is the best person for the job.

Let 2007 be a lesson for home sellers wanting to sell 300K 400K heck 800K homes and listing them with some relative or friend who has likely not sold a home they have listed before and don't have the slightest idea how to market a home in today's market.

In 2008 please do yourself a favor. When thinking of buying or selling a home, be sure you hire a New Jersey Realtor how has experience in the towns you are interested in or in the case of selling a home, be sure to hire a New Jersey Realtor who has a great marketing plan, and great Internet presence to showcase your home to the 82% of home buyers who shop online for 6 months or more before seeing a few homes in person.

After running the shop in its current location for over 37 years, Joe and Continental Barber Shop are making way for a new retail center in Florham Park NJ.

Morris County NJ Affordable House Requirement Going Through Roof.

What the heck is the NJ Legislature thinking of when they push such anti rules? All this sort of thing achieves is fewer jobs, higher taxes, and more frustration with the crazy stuff our legislature comes up with.


If the new rules proposed by the state council on affordable housing go into affect Morris County may need to add 6,500 Affordable Housing Units.



The new proposed rules would lower the number of market-rate homes that could be built for every affordable housing unit from 9 market rate homes per 1 affordable housing unit to just 5 market rate homes. The rules also would require a municipality to build an affordable housing unit for every 16 jobs that are created down from every 25 new jobs added to a community.



What does this all mean for Morris County and for New Jersey as a whole? It means, higher taxes, fewer jobs, companies looking to leave New Jersey.


There has to be a better way.

News Media Lies about Chatham NJ Real Estate Again, well they reinforce something that is not the truth.

New Home Construction tumbles, Not Related To Chatham NJ Real Estate Sales

National News means nothing for Chatham NJ Real Estate Market!!

Housing construction fell in November and single-family activity dropped to the lowest level in more than 16 years as a severe housing slump showed no signs of a turnaround. This is how the headline from the national news reporter Martin Crutsinger, AP Economics. Never mind that better than 50% of his results are coming from California, Florida, Arizona & one or two other South Western states.

Chatham New Jerseys housing market seems to have flattened out now after declining in the spring and early summer. The only real price reductions we are continuing to see are from home sellers who over priced their homes to start with.

What does this mean for Chatham New Jersey home sellers?
If you want to sell, this is a good time to get started while the inventory levels are down. The real fury of new listings will likely come in March and early April. If you can get your home on the market long before all the competition hits in March and at the right price, you likely can get your home sold for a good fair price.

What does this mean for Chatham New Jersey area home buyers?
while the new home listings coming to market this last month or so are mostly priced properly, there are still plenty of homes which have been on the market for a while now. Many times home buyers look to these listings thinking there must be something wrong with the house which is why it did not sell. The truth is the problem that likely kept the house from selling was that it was over priced in the beginning, and by the time they got around to bringing the price down it was too late. You see, the highest price any home seller is going to get for their home is in the first 3 to 4 weeks the home is on the market. If a home seller priced their home too high to get a offer during that time period, they likely will have to take less then they would have gotten if they had priced right to start with. To sum this whole paragraph up, homes that have been on the market for 70 or more days equal you can get them for a bargain or the home will not sell.

Refin Real Estate Glen Kelman says your REALTOR is lying to you

Friday December 14th 2007: NBC’s Today Show and Meridith Vierra interview Refin Real Estate Spokesman Glen Kelman. The title of the segment was “everything you are being told by your Realtor may be wrong”. That implies a lie.

Mr. Kelman claimed that he and his people over at Redfin real estate are not in real estate sales at all. They are calling themselves scientists, really scientists. So what have these real estate scientists come up with that is stunningly different than what we the Professional REALTORS have known and practiced for years: Don’t over price your home. Make sure your home is marketed online.

Really, wow I never would have thought of that. OK, that was not true, I thought of that about 4 years ago when I first started as a Professional REALTOR. I always advise people to price their homes right at the market or slightly below the market because I know that the highest price a home seller is going to get is in the first 3 or 4 weeks the home is on the market. If a home seller over prices their home, they don’t get any other offers. The reality is that the home seller chooses where to price their home not their Realtor, of course the home buyer chooses what the home actually sells for.

The truth is Redfin really does not sell real estate, they run a website where they pretend to sell real estate.

Poor Meridith Vierra, admitted she has been trying to sell her home for some two years now. She stated that she thought that she was supposed to price her home high so that she would have room to negotiate. Negotiate?? with who? you have to get a offer on your home before you can negotiate! Meridith Vierra you have made the number one classic home seller mistake, and I bet you made the number two classic home seller mistake as well, you did not interview more than one Professional REALTOR to sell your home.

Florham Park Gaining a Big Business

The New York Jets are coming to Florham Park New Jersey. They are redeveloping the former Exxon office park site.

The site will have a 27-acre training and headquarters facility, an office complex, senior housing (likely 55 and up housing) and a hotel. This is a major redevelopment for Florham Park and will have a large & hopefully very positive impact on Florham Park and the communities.
The Jets headquarters relocating to Florham Park New Jersey will generate local jobs and more than $10 million annually in new tax revenue for New Jersey. The agreement to move to Florham Park also provides for the Jets to create an annual $50,000 fund that Florham Park will dedicate to athletic and recreational facilities and programs.

Search Engine Optimization & Making Friends


Yesterday while reading a few of the blogs over at my good friend Denver SEO Guy I noticed that he had taken some advice from me. Now this was not profound advice or anything, just advice I had given because I was interested in the subject. I tend to like to read Knox's blog because is has a very good mix of entertainment along with good SEO information. As of late though Knox had been on vacation as well as been writing some less technical articles. I thought to myself, I cannot wait for him to write another technical article on something I can understand and possibly even do.


I am honored to say that Knox is a great guy and well worth reading. You should stop buy his SEO blog sometime and see what he has to say. You never know what he is going to write about next.

Morristown home sales

There were 16 homes that sold and settled in Morristown this past month. Several of them were new construction condos from DeHart Place.

The Morristown real estate market seems to keep moving along as some home buyers brave all the bad news realizing that when the news is the worst, is the best time to get a great deal.
