Getting A Great Deal On A Morristown NJ Home

What type of home to look for in this buyers market to ensure you get a great deal?

Lets to get a few things straight before we begin. In 2008 we are in a real estate buyers market. What does that mean? It means that there are lots and lots of homes available for sale, but there are very few buyers. Many home sellers seem to be confused by that fact, and make statements such as if it is a buyer's market where are all the buyers? That is just the point, in a buyer's market there are very few buyers, which means those few buyers who are out there looking, have control, not the home sellers.

OK, that it out of the way. As a home buyer who wants to make sure he / she gets the best possible deal on purchasing a home, but like most home buyers you don't want to go though major renovations (at least not right away). Short of looking for foreclosures and such things, which everyone starts off talking about, I will give you the tried and true things which will get you a home at a great deal.

What to look for physically: Look for homes which are structurally sound, your not going to have to rebuild things, tare things down, go get a home equity loan to pay for repairs. These homes you want to find, have little curb appeal because the home owner has not taken care to keep the landscaping up, has not kept up with painting the house, keeping the front lawn well manicured. Inside the home look for walls that need to be painted, carpets which need to be replaced, appliances which are out of date and ugly. Why are you looking for these things? You are looking for these things because if you find them all ugly everyone else will as well. Why is that important, at least in the North Eastern part of the country, better than 90% of the home buyers are looking for homes they can just move into, they don't have to do much if any work.
What to look for in the Multiple Listing Service (MLS) sheets that you're REALTOR gives you? Look for homes which have been on the market for more than 100 days, pay particular attention to those that indicate they are vacant, or have a renter. These home owners will tend to be more motivated than your typical home owner who is still living in the house they want to sell.Follow the above advice and you will likely be able to find a great house which just needs a little love, and get it at a wonderful discount as compared to if someone had already given it the love that it needed.

In fact I would expect that since I used that in the title as well as in the body of the post and used it in the labels it should show up.

You Can Now Afford More Home In Summit New Jersey

Summit NJ Home Buyers, Did you know, the Federal Reserve has cut the interest rate they charge banks 1.25% over the past few weeks? This could have a huge effect on the home you can now afford to purchase in Summit NJ or other surrounding towns.

Spring NJ Real Estate Market On The Midtown Direct Line

Ok, it is not really spring, but the spring NJ Real Estate market has started already. They buyers are out there and guess what, they are buying. I currently have 5 transactions under contract, and am working with more active buyers.

Here is where the problem comes in, there are lots of NJ homes on the market but not very many which are nice, and priced properly.

Today's NJ home buyer is very smart, and they are not about to over pay for a home or buy a home that does not meet most of their needs at a proper price. They will wait for the proper home to come along at a proper fair price.

Many people seem to think that the home buyers out there looking at New Jersey homes are all just low ballers trying to steal someones home from them. Let me assure you that this is not the case. I have not written a low ball offer on any property in the last 6 months. (My definition of a low ball offer is a offer which is 8% or more below the current asking price.)

NJ Homes seem to be in particular demand in towns along the Midtown Direct Train Line such as Madison NJ, Chatham NJ, and Summit NJ. In fact the Summit NJ Real Estate market is particularly strong when compaired to other towns real estate markets in New Jersey. This is especially true when looking at NJ real estate markets which are not on train lines.

Morristown NJ 07960 a walking town

With ever higher gas prices and worsening traffic congestion many people are wanting to make a change.

Towns like Morristown New Jersey are making it possible to live without a car for the most part. With many homes within walking distance of Morristowns downtown and central green it becomes much easier to just walk a few blocks to the store or that 3 or 4 star restaurant, or to the theaters. Morris County First Night Was A Blast!!

New Years In Morris County, A Huge Celebration.

First Night Morris, held at the Morristown Green was a success as 10,000+ expected visitors attended the annual event. There were 26 venues with more then 90 music, magic and other entertainment events. All caped off by a large fireworks display.

Morris Twp wants to watch your every move.

Morris Twp. Big Brother 1984 in 2008, lets hope not.

Morris Township Mayor Robert Nace said the overwhelming majority of residents he's spoken to support the idea of installing cameras at intersections to catch drivers who speed through red lights.

Many may not like the Big Brother side of this solution to a supposed problem. Putting the cameras in at traffic intersections allows the government to track the public's movements and record the times that people come and go. All of this done using our own hard earned money.
Is this what Morris Township or other New Jersey towns need to be spending money on??
I think that Morris Township Mayor Nace, who happens to be my neighbor is headed down the wrong road on this one. My understanding is that Mayor Nace is a Republican, I wish he would take up some of the values of a Republican.
